Position Overview:
We are seeking a motivated, accounting-oriented Real Estate Investment Analyst to join our dynamic investment management team. This role supports the oversight of a $1.3B diversified real estate portfolio across Canada and the United States on behalf of TELUS-sponsored defined benefit pension plans. The successful candidate will collaborate with the Portfolio Manager, Senior Consultant, and various internal and external stakeholders to drive the success of our real estate investment strategy.
Key Responsibilities:
Market Research & Strategic Analysis
- Conduct economic and market research across Canadian and U.S. real estate sectors
- Interpret trends and integrate research into investment strategy and recommendations
Portfolio Management
- Monitor portfolio performance by tracking key metrics, reviewing quarterly financials, and analyzing variances
- Support valuation processes, including appraisal reviews and internal valuations
- Develop and maintain investment files, databases, and performance tracking tools to forecast returns and cash flows
- Attend asset management meetings with partners and advisors
- Coordinate with brokers, legal counsel, consultants, and lenders to ensure smooth execution of transactions
Compliance & Administrative Support
- Maintain organized records and filings for all portfolio assets
- Liaise with internal teams (e.g., Settlements, Finance, Risk, Valuations) on matters related to accounting, performance, and controls/compliance
- Provide administrative support for investment entities and team initiatives
Qualifications
Education
- Bachelor’s degree in Finance, Business, Real Estate, Economics, Mathematics, Computer Science, or a related field
- Master’s degree or professional designation (e.g., CFA, MBA, CA, AACI, CAIA) considered an asset
Experience
- 2–5 years of relevant experience in real estate, finance, institutional investment, or related fields
- Preferred experience in commercial real estate transactions, asset management, acquisitions, appraisal, development, leasing, or accounting
- Solid understanding of the Canadian real estate market, with exposure to multiple asset classes and regional sub-markets
Technical Skills
- Advanced proficiency in Microsoft Excel, PowerPoint, Word, and Outlook
- Strong financial modeling and analytical skills
- Experience with tools such as CoStar, Yardi, or ARGUS is an asset

Specialized Knowledge
- Proficiency in accounting principles and financial analysis
- Deep understanding of real estate fundamentals and underwriting methodologies
- Familiarity with investment metrics such as IRR, NPV, and NER
- Knowledge of real estate and mortgage investment structures and valuation techniques
