Oxford is seeking a Property Manager to join our Southcentre team in Calgary. This position is responsible for maintaining strong tenant relationships and ensuring the day-to-day operations of the shopping centre are running efficiently to create a first-class experience. Reporting to the General Manager, as the Property Manager (PM), you will oversee the Property Administration, Guest Experience teams, and take on any other additional duties as assigned by the General Manager.

In this role, you will lead employee engagement efforts to ensure consistent and high-level service and in the absence of the GM, you will be expected to assume the overall leadership of the property including Marketing, Operations, Security, and Specialty Leasing.


As a member of this team, you will be responsible for:

FINANCIAL MANAGEMENT & REPORTING

• Provide mentorship and coordination to all aspects of the multi-year budget preparation and regular forecasting, including a balanced operating budget and capital plan;

• Coordinate the preparation of monthly financial reports and assist the GM during quarterly corporate updates;

• Analyze and report on other critical data at the property as the need arises;

• Collaborate with Leasing to provide information pertaining to market share, leasing projections, and category analysis;

• Support the execution of the Asset Management plans and site strategic plans.

LEADERSHIP & EMPLOYEE ENGAGEMENT
• Proven track record of successfully leading high-performance teams within the commercial real estate sector;
• Demonstrated ability to engage and motivate employees to achieve exceptional results;
• Strong leadership and mentoring skills with the ability to inspire trust, coach, and develop team members. This includes mid-year/annual reviews, creation of development and business plans; supporting training opportunities and ongoing education;
• History of implementing strategies that enhance employee satisfaction and retention;
• Ability to navigate complex property management challenges while delivering high-quality service to tenants and stakeholders;
• Work collaboratively across departments and properties to develop and execute innovative strategies to enhance Southcentre’s market position, driving foot traffic, revenue growth, tenant satisfaction and improved processes;
• Lead and direct administration and guest experience teams in the completion of their duties while ensuring those duties are constantly aligned with property objectives;

• Act as the liaison between property departments to ensure a clear and consistent flow of communication is received and disseminated amongst the team.


PROPERTY ADMINISTRATION

• Oversight of the Property Administration team to ensure accurate and timely tenant documentation, billings, and collection of receivables;

• Respond to and follow up on all escalated legal and receivables issues/documentation;

• Ensure timely distribution for annual pre-bill and year-end billings;

• Oversee the accurate entry of leasing budgets and forecasts;

• Review and approval of monthly JDE audit report;

• Review and approval of all new Lease Profiles for Tenant files;

• Review/approval of annual Tenant billings, prior-year Tenant adjustments, month-over-month billing changes.


CUSTOMER SERVICE EXCELLENCE

• Appropriately respond to and address daily inquiries, from both tenants and guests, regarding the property’s policies and procedures, and all other issues that may arise;

• Ensure Tenant Experience initiatives are aligned with property objectives and national programs;

• Conduct regular interior and exterior property inspections;

• Manage the coordination, completion, and communication efforts in a timely fashion with tenants before, during, and after tenant changes/updates and any other construction project or property updates;
• Be involved in industry associations and community initiatives. Build and maintain positive relationships with stakeholders, tenants, and employees;
• Oversee and manage the Guest Experience team, inclusive of customer service initiatives and gift card sales program.


To succeed in this role, you must have:
• A proven track record of successful leadership in the retail or commercial real estate industry, with a minimum of three years in a managerial role.
• Exceptional strategic planning and organizational skills, with the ability to drive results in a fast-paced dynamic environment.
• Strong financial acumen and experience managing budgets, financial analysis and reporting.
• Excellent communication and interpersonal skills, with the ability to build relationships and collaborate effectively with tenants, stakeholders and team members.
• Superior written communication skills with a strong command of language conventions.
• A customer-centric mindset with a passion for delivering exceptional experiences and exceeding expectations.
• A self-starter approach with proven qualities of being proactive, self-motivated, resourceful, and goal-oriented.
• Meticulous attention to detail.
• A bachelor’s degree in commerce or a related field.
• Knowledge of the Calgary market along with retail industry trends is advantageous.
• Proficiency with Microsoft Office is a requirement of the role.


This position is full-time on site at Southcentre Mall. Occasional evening and/or weekend work will be required to meet business needs.
